RE/MAX NEGOTIATING One of the most important roles I fill as a Realtor is negotiation on behalf of my clients. I am often asked “What do you think the Seller will take?” It is more important to know what the property is worth. Understanding and determining the true property value, is the first step to negotiation the terms. To determine the property value I will do a competitive market analysis (CMA). The CMA will compare what has sold, what failed to sell and what is available. I will also look at the history of the property based on the county tax records. These reports will give a good picture of the true property value. We will then discuss the other terms important in the transaction. Terms such as closing costs, inspection deadline and of course the closing and moving dates. When we determine all the factors, then we will decide what to offer and ultimately what to accept.
